Fresh off of Spring Break it feels like summer is just around the corner and plans are rushing through your head on how to spend these precious months off. Do your plans include traveling, a summer internship, or just heading home and kicking back for a few months?
Well, if any of them include leaving campus for the summer, you are probably considering a sublease for your apartment. JSM has a super simple process to make sure you and your sublessee (person you are subleasing to) are taken care of. First things first, who the heck are you going to sublease to? You can post your sublease listing here and potential sublessees will contact you directly. You can also post on Facebook groups, Craigslist, Reddit, etc. We do preach caution of internet scams across all platforms. Once you have a tenant lined up it’s time to begin the actual subleasing process. If you live in a multiple bedroom apartment and your roommates are not subleasing, you will need their authorization to add a new tenant to the apartment. This is as simple as having them sign the Sublease Authorization forn which you can request from our office. If all parties are signing the same sublease agreement you do not need to complete this form.
JSM conducts the entire subleasing process online through email and HelloSign. This service allows you and your roommates to complete all processes on your own time without scheduling a time when everyone is free to come into our office. It’s also great if you are subleasing to someone who is not on campus as distances and time zones are no longer an issue.
There are several factors to consider when planning your sublease. What dates will the sublease cover, how much will each party pay per month, and if you are collecting a security deposit. JSM recommends collecting a minimum of $200 to protect against any potential damages. If your sublease is for the summer months (May, June & July) the entire rent from both parties will be due at signing. This is to make sure that sublessees cannot leave the apartment and assume they are free of any financial responsibilities, leaving you looking like this:
Once the terms have been hammered out, you’ll submit the Sublease Information Form and a member of the JSM leasing staff will reach out to you. At that point it’s a simple as crossing the t’s, dotting the i’s, and submitting necessary payments.
