JSM Development Commences Construction of Uptown Crossing and Announces the Attraction of
CVS/pharmacy, the largest retail pharmacy in America, to Uptown Normal
Champaign based developer, JSM Development, will be initiating the immediate construction of a five story
building at 206 North Street, Normal. The mixed use development, located at the corner of Fell and North, will
be completed in early summer of 2010. The site of the building is presently the site of the University Christian
Church and also includes the properties of 204 North, 202 North, and 107 Broadway. Demolition of the
existing buildings is presently underway.
JSM Development will enter into a formal development agreement with the Town of Normal on March 16th at
the Town Council meeting. The five story building comprising 206,000 square feet will include 25,500 square
feet of first floor retail space, 35,000 square feet of second floor office space and three floors of residential
apartments (one and two bedrooms). The residential component of the project includes 63 one bedroom units,
51 two bedroom units and 23 one bedroom luxury units. The project includes 28 parking spaces at ground level
and 89 spaces located in an underground garage. The total cost of the project is estimated at $31 million.
JSM Development is pleased to announce it has attracted CVS/pharmacy, the largest retail pharmacy in the
nation, as the anchor retail tenant, which will occupy 13,109 square feet of the building. CVS/pharmacy’s
space will encompass the southwest corner of the new building, facing the new conference center.
CVS/pharmacy, the retail division of CVS Caremark Corporation, operates more than 6,900 stores in forty-one
states.
“CVS/pharmacy will be a tremendous addition to Uptown Normal and the Illinois State University campus.
This national retailer will provide much needed services to the greater Uptown Normal area. CVS has been an
outstanding company to work with in this process and is extremely enthusiastic to become a new neighbor in
the Uptown Normal community,” stated Jill Guth, Director of Development for JSM.
Mayor Chris Koos commented, “I am very pleased with the addition of JSM’s project to the Uptown area. This
type of development is especially impressive during our current economic times and speaks to the caliber of
JSM as well as to that of our community. Uptown Crossing and the addition of CVS Pharmacy will contribute
to the overall energy of Uptown and is an important element in creating an exciting and vibrant local amenity
and regional destination.”
JSM Development owns over 950 student apartments near the University of Illinois campus as well as 350,000
square feet of commercial space in Champaign-Urbana.
